What To Expect From Us

  • Buyer Counseling Session: We will conduct a buyer counseling session to discuss your needs and goals, and start your property search.

  • Buyer Agency Alternatives:  We will discuss agency alternatives for you and the sellers.

  • Buyer Representation Agreement: We will present and explain the representation agreement and the benefits it offers.

  • Buyer’s Package: We will provide you with the pertinent information you will need during the buying process.

  • Financing Qualification: We will arrange to have you pre-approved with our mortgage company.

  • Presentation to Our Team: We will present your property search criteria to the Coldwell Banker Advantage sales team. Our goal is to present you with properties as they debut or before they appear on the open market.

  • Property Showing: We will show you properties that meet the criteria you have selected.

  • Property Evaluation: We will review all the features of a property that may affect its value and future resale.

  • Review of Property Disclosure: We will thoroughly review the seller’s written property disclosure statement and any other documents pertaining to the condition of the property. We will also make you aware of any known physical defects or other material items that could affect your purchase.

  • Home Warranty: We will explain to you the option of a home warranty plan to reduce your risk of repair when purchasing a property.

  • Home Inspections: We will recommend that you obtain a professional home inspection.

  • Home Inspection Remedies: We will work with you to request the seller to remedy the items you specify.

  • Estimate of Funds Required: We will provide you with a preliminary estimate of your down payment and closing costs anticipated in the transaction.
